Side Door Light Replacement Project

The Management Committee would like to inform all Pheasant Ridge unit owners that the previously planned project to replace all side-of-the-door lights is set to begin. All replacement fixtures have been purchased, and a qualified electrician has been retained to handle the installation.

The installation process will commence on Saturday morning, November 1, and, weather permitting, is expected to take only one to two days to complete.

Important Information for Unit Owners

  • The light bulb is integrated into the new fixture, so there is no need to replace bulbs separately.
  • The new fixture includes a dusk-to-dawn feature. Unit owners may choose whether or not to enable this option.
  • To use the dusk-to-dawn feature, simply leave the light switch in the ‘on’ position. Note: The ceiling light in the entryway does not offer this feature and will stay on continuously if the switch is left on.
  • If you prefer not to use the dusk-to-dawn function, leave the switch in the ‘off’ position and operate the light as usual. Alternatively, you can insert the provided plastic plug into the top of the outside light to disable the sensor.
  • The old lamp and the empty box for the new fixture will be left at each front door. Please remove the paper instructions and the plastic plug from the box and keep them for your records.
  • It is each unit owner’s responsibility to properly dispose of the old lamp and box.

If you encounter any issues or have questions, please contact the Management Committee via email.

Thank you for your cooperation and patience.

If you are interested in having RISE conduct an energy-efficiency assessment for your unit, RISE has established a waitlist for Pheasant Ridge. Once enough owners express interest, RISE will contact the Management Committee to request approval to move forward with the program.

Please note that any energy assessments or related contracts will be arranged directly between the individual unit owner and RISE.

Let’s Talk About the Trees

Recently, someone took it upon themselves to cut branches from trees along one of our community roads—and then left the debris right there on the street. Not only is this unsightly and unsafe, it’s also vandalism.

We want to be crystal clear:
No resident is permitted to alter or remove landscaping on common property. That includes trimming, cutting, or “helpfully” hacking away at trees, shrubs, or any other greenery.

Because of this unauthorized action, we now have to pay our landscaping company to clean up the mess—an expense that comes out of everyone’s pockets. That’s not just frustrating, it’s unfair.

We love that our community cares about its appearance. But if you see something that needs attention, please report it to the Management Committee. We’re here to help—and we’ll make sure it’s handled properly.

Let’s keep our neighborhood beautiful, safe, and respectful.

Thanks for doing your part.
