Reminder: Planning Board Hearing – Please Attend

Dear Unit Owners,

This is a friendly but important reminder that the Town of Smithfield Planning Board will hold a public hearing regarding the proposed development uphill from our condominium community.

As previously shared, the Town will not be mailing notices. This meeting is our opportunity to ensure that our community’s concerns are clearly heard and formally entered into the public record.

The Management Committee continues to have significant concerns about the potential impacts of this project, including:

  • Drainage and stormwater runoff
  • Blasting and vibration impacts
  • Erosion and slope stability
  • Construction-related noise, dust, and traffic
  • Long-term effects on infrastructure and utilities
  • Environmental impacts and potential effects on property values
  • Changes to neighborhood character and density
  • Visual impacts and loss of natural buffers
  • Long-term maintenance burdens on our drainage systems
  • Road closures and detours on our private roads

While the Committee will be present and prepared to speak, a strong in-person turnout from unit owners is essential. Public boards take note not only of what is said, but how many residents are engaged enough to attend. Simply being present makes a meaningful difference.

If you are able, please make plans to attend. Even if you prefer not to speak, your presence helps demonstrate the importance of this matter to our entire community.

Traffic Notice – February 4 (Updated)

Owners may have noticed increased traffic on our private roads on the evening of February 4.

The Smithfield Police Department implemented a detour on Whipple Hill, directing all uphill traffic onto Pheasant Run. We have reached out to the department for details on the duration of this detour and will share updates when they are available.

Update: We have been informed that they will also be there tomorrow (Thursday, February 5). They are working on water tomorrow, and gas today and tonight. We have asked if they could implement a different detour.

Trash Collection Delayed

From the Town of Smithfield:

Due to the inclement weather, there will be no trash or recycling collection on Monday, January 26th. Collection will be delayed by one day for the remainder of the week.

Cold Weather Reminders & Snowstorm Parking Ban

Unusually cold weather is expected to begin Friday afternoon and continue through the weekend, along with a potentially significant snowstorm anticipated Sunday into Monday. To help prevent frozen pipes and weather-related damage, please take the following precautions:

  • Heat: Ensure your thermostat is set to at least 55°F at all times, even if you are away.
  • Pipes: We recommend opening kitchen cabinet doors, especially those on exterior walls, to allow warm air to circulate around plumbing.
  • Outdoor Faucets: Please be sure that all exterior faucets are shut off using the interior shut-off valves inside your unit, and that the outside spigots are fully drained where applicable.

Parking Ban – Effective 6:00 AM Sunday through the end of the day Monday

To allow plow crews full access to the roads and properly manage the expected snowfall, a parking ban will be in effect during this period.

  • Residents of multi-plex units must park only in their assigned parking spaces.
  • Residents of duplexes must park in their driveways or garages.
  • No parking is permitted on roadways or in guest parking areas during the ban.

Any vehicle left on the road or in guest parking areas may be towed at the owner’s expense.

Please be advised that the Town of Smithfield Planning Board will hold a public hearing on Thursday, February 19, at 6:00 PM at Town Hall. The proposed development located uphill from our condominium community will be on the agenda.

Importantly, the Town will not be mailing notices to us, so this communication serves as early notice to ensure our community is informed and prepared.

The Management Committee has significant concerns regarding this development and its potential impacts on our property, including but not limited to:

  • Drainage and stormwater runoff
  • Blasting and vibration impacts
  • Increased erosion and slope stability
  • Construction-related noise, dust, and traffic
  • Long-term effects on infrastructure and utilities
  • Environmental impacts and property values
  • Changes to neighborhood character and density
  • Visual impacts, including loss of natural buffers and sightlines
  • Long-term maintenance and impacts on our drainage systems

It is critically important that we have a strong in-person presence at this hearing to ensure our concerns are heard and formally entered into the public record.
